First contact
Get in touch and we'll ask a few questions about what you need to make sure we're the right people to help. The first step could be a free-of-charge video call to discuss the scope and set out the next steps.
If you prefer an on-site visit to talk over your requirements on the spot, we'll charge for our time and advice. (If you then engage us, we'll deduct this from our first invoice.) If you engage us, we'll send an information pack and contract to sign, setting out the steps we'll go through, services we'll provide and the fees you'll incur at each stage.
Briefing and assessment
To kick off the project, we will have a detailed discussion of what you want - your ideas, functional requirements, likes and dislikes, and any restrictive factors. We'll visit the site or building to put your brief in context.
We'll carry out a measured survey or site analysis and establish any site constraints. We'll gather information about orientation, services, existing structures and boundaries and other striking features.
Sketch proposals
The next bit is exciting!
We'll draft outline sketch proposals showing creative design solutions for your new building or renovation. There may be two or more options to consider.
Depending on the size of the project, we might provide a mood board or playbook to explain the development of our ideas. We'll discuss and refine the sketch proposals until you're satisfied with a preferred route.
Planning submission
When we have an agreed scheme, we develop it into a formal planning application in accordance with the requirements of the local authority, including CAD drawings.
With your approval, we'll submit the application and monitor it through the application process.
This might include discussing the design and negotiating with the planning department.
Building regulations submission
After planning approval, we produce more detailed drawings and information suitable for checking that the scheme achieves building regulations compliance. This often involves working with structural engineers and other specialist consultants.
We'll make a full plans application and resolve any queries made by the Building Inspector for you. You have a basic set of information to proceed to build your project at this point.
Construction package
We can help with choosing a builder and managing your project to completion.
