Our Process

Site Analysis

1Our initial consultation would be a discussion relating to the client’s ideas, functional requirements, likes and dislikes, and any restrictive factors. We would take a look at the site or building and put these in context. A measured survey or site analysis would then be undertaken, site constraints established and information obtained on orientation, services, existing structures and boundaries, or any other striking features.

Sketch Proposals

2On the basis of the site analysis and briefing notes, we would produce outline sketch proposals. The length of this stage and its output will depend on the complexity of the project. We may provide variations for consideration, we may need to draw on other examples and media to explain the development of our ideas. This is a dialogue between designer and client until a preferred proposal is reached.

Planning Submission

3When an agreed scheme is reached, these ideas are developed further into a formal planning application in accordance with the requirements of the local authority. Applications are submitted on the client’s behalf and monitored through the application process. Negotiations and discussions may be undertaken with the planning department on the client’s behalf.

Building Regulations Submission

4Following on from planning approval, we produce drawings and information suitable for checking that the scheme meets the requirements of Building Regulations. This often involves working with structural engineers and other consultants to draw the package together. A full plans application is made on your behalf and queries made by the Building Inspector are dealt with and resolved.

Construction Package

5Subsequently or in conjunction with the Building Regulations submission, we can also provide further detailed information and schedules for a complete construction package, including assisting with tenders, monitoring during construction on site, financial control and site inspection.
